Are you Asking the Right Questions Before Hiring a Home Inspector

Make sure you do business with the best home inspector

It’s not a big secret how costly buying a home is. It’s not a cheap endeavor and is a huge investment risk should you choose to buy it blindly and elect not to hire an inspector. Confirm that the investment you are about to make is the best option. It is essential you request an independent, professional evaluation on the property’s structure and working systems.

It’s important to understand at the start that not all home inspectors are fully qualified nor had adequate professional training. That means to be diligent in your inquiries before hiring on an inspector. What can you do to ensure you hire the best person for the job, the most qualified and trained inspector?

Firstly, you need call more than only one inspection company in order to determine which is most qualified to do the job right. Ask to see certifications of authenticity; you want to be able to see the inspector’s completed training certificates, along with evidence they are pursuing further educational training to keep up with industry standards.

Secondly, in Florida, anyone representing themselves as a home inspector needs to have a license. Question each inspector about their training. What have they completed? What current training are they working through? Ask them what professional organization within the home inspection industry they are affiliated with.

They should be able to provide you with up-to-date references. Before hiring, ask they give you references from the last four inspections they have undertook. Another good point is to ask to see an example of a completed inspection report. You will want to see evidence of how detailed and thorough their inspections are to make the best decision regarding the hiring of your home inspector.

Remember there are no federal laws in place requiring a home inspection when buying or selling a home. However, a home inspection is the only accurate way to get a clear picture of the property you are looking to buy, or sell.
