Our inspector, Matthew, arrived early and began the full house inspection. He was friendly, approachable and knowledgeable. Whenever he came across a concern he pointed it out to me and shared remedy ideas with me. A heat sensing camera was used to evaluate the ceiling insulation and that visual info was shared with me. After finding an unusual concern in the attic unrelated to the insulation, he allowed me to go up and view it myself. I received a very detailed 67 page report with photos the following day. John came to our home for a pre-listing inspection. He was on time, polite, professional, and very thorough. He answered our questions, and he shared any problems or issues he found in a positive, fixable way. Jason was kind, professional and thorough! He introduced himself when he arrived, gave an overview of what he'd be doing while he was here, went out of his way to not be intrusive and was sure to talk item by item with us through what he found. After he left, he sent a text saying it was nice to have met us and promised to have our report to us by the next day. It was in my email before 7am the following morning!
I used CFBI for a home purchase over the summer. We had John B as our inspector. Their software was great for managing documents and payment, John was very nice and walked us through all the things he found. There were a few things he wanted to follow up on and that never happened despite my numerous attempts. We eventually closed on the house and moved in and found about 10k in issues that were missed in the inspection. None of these things were overly complicated either. Overall the inspectors are nice, they run a streamlined inspection management process, but I think you can do better with a different company.
Worst company I have had the displeasure of hiring.
I’m shocked by the overwhelming amount of positive reviews.
I spent 2k to pay for the full red carpet treatment and they ended up missing something that cost me thousands of dollars of repairs.
The plumbing system was not working and had they checked the clean out valve in the back they would have caught something was severely amiss.
Since only the main line is ever included in a sewer scope inspection they technically are not liable for missing it.....BUT
Heat sensor in the dryer doesn’t work.
Ice machine doesn’t work.
The damn SMOKE ALARM doesn’t work, yes obviously I replaced the batteries it flat out does not work.
That could have ended badly had I not smoked out my kitchen one day and noticed no alarm went off.
How could a company skip such a vital part of an inspection? When I called multiple times to get a manager to call me back they had a 3rd party consultant call me to gauge the companies liability and then tell me to go jump through hoops to go and sue the owners.
No refund at the very least offered.

Our inspectors Bryon and Jay did a phenomenal job yesterday with our new construction final inspection. They were both very thorough and took their time ensuring every area was looked at carefully putting us at ease and ensuring these points are addressed correctly. I highly recommend Bryon and CFBI and will be using them for a follow up inspection and our 11 month inspection for the 1 year warranty.

Highly recommend! I requested a next-day inspection on a home we are purchasing on a Sunday and recieved confirmation that day we were all set for our inspection appointment on Monday. Easy, user-friendly portal to make payment and access your report. We had our full inspection report uploaded there by the end of the same day the inspection occurred. I chose CFBI for my new home build inspection after carefully researching a few companies to handle the task since I was moving to Florida from out of state and read it was a much needed process to avoid headaches later on. Unfortunately, due to a family event, I was unsuccessful in fully getting CFBI to handle the inspection. Months later I received a notice from another company mentioning an 11-month home warranty inspection that recommends a home inspection be done prior to end of homes new build warranty given by the builder that can uncover issues that might have arose during that time. I didn't have any idea of what to do, but I started to look into details and if people received these types of inspections. While looking into companies to handle the inspection it was hard trying to pinpoint the best company for the job, but remembered that my initial contact with CFBI was quite pleasant and with a single call things was set in motion. My inspector was Luzmarina, and she was amazing! She was extremely thorough and provided answers to concerns i had as well as informing me of issues she noticed. She was also very focused on the quality of work she provided while a little shadow followed her around most parts of the house(my little daughter), responding to all twenty plus hellos that was said. The report of the inspection was promptly provided to me before I even got ready for work the next day with corresponding photos and descriptions, as well as a video for the sewer inspection I also added. Before I could even reach out to the builder with the report, they contacted me and let us know they would be addressing the issues that were found. Though this was a new experience for me, I wouldn't do anything different. I would choose CFBI every time and go with them for future needs.

I would strongly advise against using this company for home inspections. They missed numerous safety hazards during the inspection of my property. When I tried to reach out for assistance, I was contacted by someone from their fraud department, but no real help or solutions were offered. Despite bringing up the serious concerns regarding the missed issues, no follow-up was made. It’s hard to understand how this company is still in business given the lack of professionalism and attention to detail. I urge anyone who has used this service to carefully re-inspect their property, as I’ve found many concerning issues that were overlooked. This experience has been extremely disappointing, and I would not recommend them to anyone.

The CFBI report tools were helpful to gather quotes and organize the repairs to prioritize prior to closing. Although pricier than the average inspection, we felt like this was an investment to know what were were getting ourselves into and hold our sellers accountable before closing!

CFBI came out to do a residential inspection on the home we were purchasing. I cannot say how impressed I was with their service. Our inspector, Matt, had such attention to detail, and noted everything for us, even minor things, so we knew absolutely everything that would help us to make the house the best it could be. On top of that, he took quite a while explaining everything to us, showing us areas in-person that he wrote about in the report, and even making suggestions from his opinion on how to go about fixing things, who could fix them, etc. He even called then next day when our mold tests came back to explain the report over the phone. I would certainly only use this company going forward.

Leo was the best inspector! He caught so many things that would have been missed. There was concrete debris in the sewer and damaged shingles among a lot of other things that needed to be repaired. I specifically requested Leo to go back and re-inspect after the builder said he'd completed the punch list. I got pictures and videos to back up what Leo found so I could send it to the builder. So helpful since I will be out of state and can't see for myself. Things I would've never known! Highly recommend!!

I have 40 years in residential and commercial construction. And it was very obvious he knew exactly what he was doing and what he was looking at. Wouldn’t think twice about using them again! We got a wealth of information and I felt like our inspector was qualified and called out many things we would not have noticed like cracks in the driveway, missing insulation and a rotted window. Price was a little expensive. ...A month into homeownership, we are dealing with leaking underground propane lines, leaky toilets, clogged plumbing lines and sketchy electrical issues. My take away is, you can't inspect everything no matter which inspection company you use.
Javier came for a full inspection including mold testing, termite test, air and others. Very professional, arrived 1h earlier and explained everything really well at the end. I would definitely work with Javier and CFBI again👍
CFBI was professional and courteous from the start. Super easy to book. We are always nervous about inspections and builders as we have no way of knowing what they are doing/saying is accurate. I needed to have a Home Inspection done and I was looking for Home Inspection Companys and found Central Florida Building Inspectors. I set up an appointment date and on the day of inspection I was met by Austin Lopez. From the beginning of Austin was very informative and explained the details of the inspection. He was very thorough on the home inspection and meticulous in his work. At the end of the home inspection, I asked him questions on the findings, and he was very detailed to me on the discoveries. I had a time-sensitive requirement for an insurance form and called on a Friday. John from CFBI was at the house on Monday and sent the forms and photographs on Tuesday morning. I very much appreciate the timely and thorough inspection.
Carl at CFBI did both the the pre-drywall and pre-closing home inspection for our home. He did an an extremely thorough job and provided us with a very detailed report of his findings along with a summarized reported of his findings. Frustrating that inspector was late by 25 min I had a representative there that was early to appt. When I called they said they would contact inspector and call me back by that time he was on-site and my friend overheard him on phone saying he was onsite and had been there for awhile. Company never did call me back with status. I can’t recommend a company that doesn’t follow through with what they were hired to do nor follow thru with call back. Had to get information from my representative after the fact. I do not need an apology because at this point it’s only to appease this review and meaningless. Just do better

We paid over $1,000 to have an in-depth inspection of a home that we were going to buy. I paid extra money to have a mold sample report taken to determine if the house had mold because there was water damage in the bathroom. Somehow their mold report came back clean so we bought the house. I've now been hospitalized twice from pulmonary complications from...mold. we hired a mold remediation specialist to come in and they pointed out visible mold growth in both bathrooms. I'm now stuck with a house that makes me sick and $15,000+ dollars in repair costs to get both my bathrooms remediated and rebuilt. Yes, their report did mention the floor damage but how did their mold report come up clean? Why wouldn't you sample the bathroom where most mold would grow? The bathrooms have 12 times the "normal" amount usually found. I NEVER would have bought this house if I knew about the mold situation. I was very clear about having a pulmonary disease and mold being a primary concern. I'm angry, scared and disappointed. I can't afford to live anywhere else. I thought by paying for so much more than just the basic inspection I would be safe. Instead, the one thing I was desperate to not have happen is what I'm dealing with now.

As my one-year warranty was nearing its end, I contacted CFBI to have a comprehensive check done to identify any major issues we might not have noticed. Hector came out and performed a meticulous inspection, delivering a detailed report and thoroughly explaining his findings. He suggested a Mold Air Quality Test after noticing potential mold issues, which typically takes 24-48 hours to process depending on the day of submission. We decided to proceed with the test. Hector not only uncovered problems we might have missed but also demonstrated exceptional patience in addressing all our questions and concerns. With prompt reporting and excellent customer service, I highly recommend CFBI and will certainly use them for future inspections.

I called and was scheduled an inspection the following day. The lady who took my call (I cannot remember her name unfortunately) was so kind and very helpful and got me Schumer for the following day for an inspection. Signing the agreement and paying invoice was made very easy by having a link sent to my email where I can always come back to look at any to-do or completed items. I was updated via text as well regarding the status of my inspection/report. Anthony was who did the inspection and he was VERY thorough and provided me on the report everything that may be an issue, even if it’s as small as some caulking missing. I was very pleased with the process and how thorough the report was. I would highly recommend CFBI for any inspection needs and will be using them again in the future.

Noah was very attentive to our questions and spent the required time to ensure the inspection was done properly. He was able to email us the inspection report late that night even though he was there until around 6 pm.

All these 5 star reviews are completely justified! I spoke with two lovely ladies to schedule a pool inspection. They were both helpful and knowledgeable about the type of service that I would need and answered all my questions. Andrew, the pool inspector made sure to call me before and after the inspection. He walked me through the inspection and results. He was very efficient and it was obvious that he is an expert in what he does!

The inspector took about 2 hours to go through the house, checking every room, the roof, foundation, electrical systems, plumbing, HVAC, appliances, etc. She was very detailed and methodical in his inspection.
Thankfully, she didn't uncover any major red flags or deal breaking issues. The home is over 40 years old but has been nicely maintained. The inspector found a handful of minor repairs needed - electrical wiring in the electrical panel.
These were all affordable fixes that gave me a safe feeling.
