Why Specialist Inspections Matter

When purchasing or maintaining a property in Central Florida, a standard home inspection is often the first step in identifying potential issues. However, many homes in the region benefit from specialist home inspections, which go beyond the basics to assess specific concerns that are common in Florida’s unique climate and environment. These inspections provide critical insights into the structural, environmental, and safety aspects of a home that general inspections might overlook.

Specialist home inspections are targeted evaluations performed by professionals with expertise in specific areas. While a general home inspection may identify signs of a problem, a specialist inspection provides a more detailed assessment, diagnosis, and recommendations for remediation. These inspections are particularly valuable in Central Florida, where humidity, storms, and older construction styles can lead to hidden problems.

He was also warm and personable, and he treated the inspection as if it were his own home, which put my husband and I completely at ease. Five-star service all the way!

I highly recommend Carl Monn and Central Florida Building Inspectors (CFBI) for anyone purchasing a new construction home. We hired CFBI to independently inspect our home before closing, and I’m extremely glad we did. Carl was very thorough and identified numerous items that needed to be addressed by the builder that I would have never noticed during a normal walkthrough. He inspected everything from the roof and attic to HVAC, electrical, plumbing, windows, exterior sealing, insulation, and other construction details. The inspection report was extremely detailed, included clear photos, and made it easy to understand exactly what needed to be corrected. We also had CFBI perform a sewer scope. Having both inspections completed gave us much more confidence going into our final walkthrough and closing. What impressed me most was the level of detail. Carl wasn’t simply looking for cosmetic issues—he identified items involving water intrusion prevention, fire separation, hurricane/wind protection, insulation, electrical components, and other areas that could become expensive problems later if they weren’t corrected now. If you’re buying a new construction home, don’t assume that because it’s brand new everything was installed correctly. Get your own independent inspection. Based on my experience, CFBI and Carl are absolutely worth it, and I plan on using them again for our 11-month warranty inspection.

My husband and I are currently under contract for a new construction home, and after researching several inspection companies, CFBI was clearly the best choice. What initially stood out was Jennett, who answered the phone. She provided pricing, answered ALL of my questions, educated me on things I wasn’t aware of, and seamlessly scheduled our inspection with the builder. She was incredibly knowledgeable, patient, and thorough. Then the experience got even better! Our inspector, Javier, identified all the flaws and concerns with our newly built home. He was extremely thorough and provided valuable insight into what should be corrected before closing. He also explained how to properly maintain the property to protect its longevity. We are so grateful that we chose CFBI and highly recommend this company, especially Jennett and Javier, to anyone purchasing a home!

I had a great experience with Central Florida Building Inspectors. Anthony was professional, thorough, and took the time to explain the important findings clearly without making the process feel overwhelming. The inspection reports were detailed, organized, and easy to review, including the full home inspection, WDO, wind mitigation, and sewer scope. They were also responsive and helped us understand what actually needed attention versus normal wear and tear. I would absolutely recommend them to anyone buying a home in Central Florida.

As a Realtor, I work with many home inspection companies, and CFBI truly stands out. My clients recently used CFBI for their home inspection, and they were beyond happy with the entire experience from start to finish. We had an outstanding experience with our home inspector, Ernest Matthews with Central Florida Building Inspectors. He was incredibly thorough, walked us through every finding, and took the time to answer all of our (many!) questions about the house. We also really appreciated his honesty and straightforward communication—including recommending that we reschedule when our builder liaison originally set the inspection before the home was actually ready. He worked with us, focused on our areas of concern, and made the entire process feel clear and manageable. 10/10 would recommend to anyone buying a home.

We hired CFBI for our new construction inspection and sewer scope, and we couldn’t be happier with the experience. Their professionalism, fast turnaround time, and easy-to-navigate report truly stood out. They identified issues we would have never found on our own — including a PVC piece inside our sewer pipeline. Using their drone, they were also able to detect broken roof shingles and other important details that could have easily gone unnoticed. Jhoan and Noah were knowledgeable, thorough, and great to work with throughout the entire process. I highly recommend CFBI to anyone needing a reliable and detailed home inspection!

Hiring Central Florida Building Inspectors was one of the best decisions we made. We used them for a new home inspection while buying a brand-new build from out of state, and they were able to accommodate last-minute scheduling while coordinating smoothly with our builder and transaction team. Matthew was professional and easy to communicate with, and it was clear he was available if we had questions. The report came back quickly and included clear explanations, photos, and videos that made everything easy to understand from afar. The platform was easy to use and helped us keep an organized list of items to review with our builder. The drone roof inspection was a great bonus since roof access wasn’t allowed. We would absolutely recommend CFBI.

This company was amazing. KB homes had some hoops to jump through, and made scheduling an inspection a bit of a hassle, but CFBI made it work, even on very short notice. They also got the inspection report back to me very quickly, and we were able to address concerns to the builder. They dont overcharge and they do a very thorough and comprehensive inspection. Jason was prompt, professional, and I would and will, recommend CFBI to any of my friends/family.

Inspector was knowledgeable and through. The report produced for the inspection was concise and provided great insight to the recommendations needed to prepare my home for a final closing walkthrough. The only shortfall from this experience was not really having a proper introduction to the inspector.. I would have liked to know what they were looking for prior to the walkthrough. Lastly the delivery of the report to the builders was on me to share with the builder. And I honestly believe that the inspector should have had a debrief of what he saw and related information to the Builder directly as a Act of professional responsibility. Sending the report to me and having me to send it to the Builder not knowing the ins and outs of what is expected from the recommendations is a little unsettling given that I'm not a professional in the industry. es3 1/14/26

Purchasing a home is stressful enough.. purchasing a home and having it built while in another country is a whole new level of stress. Our builder was great with sending progress reports and pictures of the build process however having the team from CFBI come in and do multiple inspections during the build process gave us additional confidence in the quality of our build and held all parties accountable for the final product. The team (and when I say team.. I mean Carl the inspector) was very detailed oriented and was checking items that I would have never thought of looking at in a new home. I was very happy with the end result and the final inspection details that are provided from the team.

We purchased the Florida Elite Package with the Advanced Pool Inspection from CFBI and Hamza was our inspector. Hamza was incredibly thorough, professional, and honest throughout the entire process. He went above and beyond, a pleasure to work with! In the middle of the inspection, Hamza called to let us know that one of the inspections included in our package wasn’t applicable, immediately refunded us for that portion, and gave advice on how to handle that area moving forward. That level of integrity and care is rare and so appreciated. His report was detailed, easy to understand, and delivered quickly. After the inspection, he gave us a thorough walkthrough in all areas of the inspection. He broke down the issues and gave recommendations on the severity of any issues, how to fix them, if they could wait a while, etc. We felt completely confident in our purchase thanks to Hamza’s expertise and transparency. I cannot recommend him enough to anyone who needs a reliable and trustworthy inspector!

⭐⭐⭐⭐⭐ Thorough, candid, and incredibly helpful I hired CFBI for a home inspection and I was so lucky to have Bryon perform it. I was blown away by how thorough he was. He spent over seven hours on site and walked me through every system and detail. What looked like a solid house at first quickly revealed itself—thanks to Bryon’s careful eye—to be a fixer-upper with major repairs ahead. His report was exceptionally detailed, capturing both major and minor items, with clear explanations and photos. He also provided contractor recommendations so I could get estimates right away. Bryon truly uncovered the unseen and likely saved me from a costly mistake. He also answered the phone after and answered my questions about the report which I greatly appreciated. On top of that, I learned a ton from his explanations throughout the day. Professional, patient, and meticulous—I highly recommend Bryon if you want an honest assessment and a roadmap for what comes next. Would definitely work with him again on any future inspection.

Our inspector, Matthew, arrived early and began the full house inspection. He was friendly, approachable and knowledgeable. Whenever he came across a concern he pointed it out to me and shared remedy ideas with me. A heat sensing camera was used to evaluate the ceiling insulation and that visual info was shared with me. After finding an unusual concern in the attic unrelated to the insulation, he allowed me to go up and view it myself. I received a very detailed 67 page report with photos the following day. I was very pleased with Matthew’s services and would request him again.

I used CFBI for a home purchase over the summer. We had John B as our inspector. Their software was great for managing documents and payment, John was very nice and walked us through all the things he found. There were a few things he wanted to follow up on and that never happened despite my numerous attempts. We eventually closed on the house and moved in and found about 10k in issues that were missed in the inspection. None of these things were overly complicated either. Overall the inspectors are nice, they run a streamlined inspection management process, but I think you can do better with a different company.

The service and follow up prior to the actual inspection was very good. On the day of the inspection the inspector arrived on time and conducted a very thorough and professional assessment if the property. When he completed the inspection, he spent time sharing his initial findings and asking if we had any questions. The inspection report came out the following day via email and was very clear and concise. We shared the report with the owner and happily they agreed to remedy the few items we thought were most important. A very happy and successful ending to an overall great experience. I would highly recommend CFBI for your inspection needs.

I chose CFBI for my new home build inspection after carefully researching a few companies to handle the task since I was moving to Florida from out of state and read it was a much needed process to avoid headaches later on. Unfortunately, due to a family event, I was unsuccessful in fully getting CFBI to handle the inspection. Months later I received a notice from another company mentioning an 11-month home warranty inspection that recommends a home inspection be done prior to end of homes new build warranty given by the builder that can uncover issues that might have arose during that time. I didn't have any idea of what to do, but I started to look into details and if people received these types of inspections. While looking into companies to handle the inspection it was hard trying to pinpoint the best company for the job, but remembered that my initial contact with CFBI was quite pleasant and with a single call things was set in motion. My inspector was Luzmarina, and she was amazing! She was extremely thorough and provided answers to concerns i had as well as informing me of issues she noticed. She was also very focused on the quality of work she provided while a little shadow followed her around most parts of the house(my little daughter), responding to all twenty plus hellos that was said. The report of the inspection was promptly provided to me before I even got ready for work the next day with corresponding photos and descriptions, as well as a video for the sewer inspection I also added. Before I could even reach out to the builder with the report, they contacted me and let us know they would be addressing the issues that were found. Though this was a new experience for me, I wouldn't do anything different. I would choose CFBI every time and go with them for future needs.

I would strongly advise against using this company for home inspections. They missed numerous safety hazards during the inspection of my property. When I tried to reach out for assistance, I was contacted by someone from their fraud department, but no real help or solutions were offered. Despite bringing up the serious concerns regarding the missed issues, no follow-up was made. It’s hard to understand how this company is still in business given the lack of professionalism and attention to detail. I urge anyone who has used this service to carefully re-inspect their property, as I’ve found many concerning issues that were overlooked. This experience has been extremely disappointing, and I would not recommend them to anyone.

CFBI came out to do a residential inspection on the home we were purchasing. I cannot say how impressed I was with their service. Our inspector, Matt, had such attention to detail, and noted everything for us, even minor things, so we knew absolutely everything that would help us to make the house the best it could be. On top of that, he took quite a while explaining everything to us, showing us areas in-person that he wrote about in the report, and even making suggestions from his opinion on how to go about fixing things, who could fix them, etc. He even called then next day when our mold tests came back to explain the report over the phone. I would certainly only use this company going forward.

We got a wealth of information and I felt like our inspector was qualified and called out many things we would not have noticed like cracks in the driveway, missing insulation and a rotted window. Price was a little expensive. ...A month into homeownership, we are dealing with leaking underground propane lines, leaky toilets, clogged plumbing lines and sketchy electrical issues. My take away is, you can't inspect everything no matter which inspection company you use.

Worked with Austin and I have to say that he was awesome to work with. Found a lot of issues that even I didn’t notice and I try to pay attention to a lot. 10/10 would recommend to anyone trying to buy a house. Definitely worth the price. Wasn’t given a discount, paid or anything to give this review. He genuinely cares about his job and is good at what he does

He took his time explaining his findings. Awesome job like always!

My husband and I were purchasing our new build home and we needed an inspection done. Contacting CFBI was easy, scheduling was a breeze. We needed to reschedule our inspection due to Hurricane Milton. Rescheduling was easy and they gave us another date right away. We were not able to be there for the inspection, but we had every confidence in Anthony he made us feel at ease with any concerns we had. Anthony made sure he checked our area of concern he communicated with my husband throughout the day. Following morning the report was emailed to us. It was very thorough and easy to read, included pictures and very detailed. I definitely recommend CFBI and will be using them again for our 11mo follow up.

I had the pleasure of working with Matt Kuhl from Central Florida Building Inspectors for the inspection of my property, and I couldn’t be more satisfied with his work. From the beginning, Matt demonstrated an impressive attention to detail, meticulously examining every aspect of the property. For example, he identified small but important issues, like loose outlets and inoperable lighting fixtures, that could have easily been overlooked. These findings, while minor, provided me with a clear picture of what needed to be addressed for the long-term maintenance of my home. One of the things that stood out most about Matt was his willingness to go above and beyond. I wasn’t able to be at the property during the inspection, but Matt kept me informed every step of the way. He called me directly to explain the key findings, sent detailed photos, and even followed up with a thorough report that was easy to understand. His professionalism made me feel confident in making informed decisions about the property. Matt’s attention to both major systems and small details gave me the peace of mind I needed to move forward with my purchase. He even flagged potential future issues, like an air conditioning problem, that could save me from costly repairs down the road. I highly recommend Matt Kuhl for anyone in need of a thorough, reliable home inspection!

Frustrating that inspector was late by 25 min I had a representative there that was early to appt. When I called they said they would contact inspector and call me back by that time he was on-site and my friend overheard him on phone saying he was onsite and had been there for awhile. Company never did call me back with status. I can’t recommend a company that doesn’t follow through with what they were hired to do nor follow thru with call back. Had to get information from my representative after the fact. I do not need an apology because at this point it’s only to appease this review and meaningless. Just do better

We paid over $1,000 to have an in-depth inspection of a home that we were going to buy. I paid extra money to have a mold sample report taken to determine if the house had mold because there was water damage in the bathroom. Somehow their mold report came back clean so we bought the house. I've now been hospitalized twice from pulmonary complications from...mold. we hired a mold remediation specialist to come in and they pointed out visible mold growth in both bathrooms. I'm now stuck with a house that makes me sick and $15,000+ dollars in repair costs to get both my bathrooms remediated and rebuilt. Yes, their report did mention the floor damage but how did their mold report come up clean? Why wouldn't you sample the bathroom where most mold would grow? The bathrooms have 12 times the "normal" amount usually found. I NEVER would have bought this house if I knew about the mold situation. I was very clear about having a pulmonary disease and mold being a primary concern. I'm angry, scared and disappointed. I can't afford to live anywhere else. I thought by paying for so much more than just the basic inspection I would be safe. Instead, the one thing I was desperate to not have happen is what I'm dealing with now.

my experience with Central Florida building inspectors was wonderful. From the moment I called to make my appointment staff was very professional and polite. My inspector was Hamza. He was very punctual and professional. He took his time to explain everything to me very clearly. There was a concerning issue in regards to the exterior of the house which he found and I was able to report this information to the HOA. Because he was so diligent in his job, I was able to get this issue resolved before closing . If you need a home inspector Please call Central Florida building inspectors their prices are reasonable And they will get your inspection report back to you quickly!

As my one-year warranty was nearing its end, I contacted CFBI to have a comprehensive check done to identify any major issues we might not have noticed. Hector came out and performed a meticulous inspection, delivering a detailed report and thoroughly explaining his findings. He suggested a Mold Air Quality Test after noticing potential mold issues, which typically takes 24-48 hours to process depending on the day of submission. We decided to proceed with the test. Hector not only uncovered problems we might have missed but also demonstrated exceptional patience in addressing all our questions and concerns. With prompt reporting and excellent customer service, I highly recommend CFBI and will certainly use them for future inspections.

Look no further than CFBI! The best in the business! My husband and I are moving from Texas and are under contract on a new construction home. Our realtor gave us a list of inspection companies in the area including CFBI. I called all the companies on the list and I can tell you that choosing CFBI was an easy choice! Miss Jeanette answered all of my questions and was one of the kindest people I’ve talked to since moving to Florida! She made the process so easy and helped me understand the entire process which I really appreciated. Anthony was our inspector and he was beyond thorough and patient! He answered all of my questions during the inspection and walked us through the property with his observations. He showed us things to look for ourselves and even gave us advice on how to best maintain our home with practical maintenance tips for the future! Our report was emailed to us within 1 day including pictures, observations, notes, and videos that were all clear to read and understand. We highly recommend CFBI and will be using them for our one year warranty inspection as well. 10/10!!!

Great service from CFBI. I am in the process of purchasing a home and was recommended by my realtor to schedule a home inspection with CFBI. I called and was scheduled an inspection the following day. The lady who took my call (I cannot remember her name unfortunately) was so kind and very helpful and got me Schumer for the following day for an inspection. Signing the agreement and paying invoice was made very easy by having a link sent to my email where I can always come back to look at any to-do or completed items. I was updated via text as well regarding the status of my inspection/report. Anthony was who did the inspection and he was VERY thorough and provided me on the report everything that may be an issue, even if it’s as small as some caulking missing. I was very pleased with the process and how thorough the report was. I would highly recommend CFBI for any inspection needs and will be using them again in the future.

My recent experience with a home inspection went smoothly overall. I hired a reputable home inspector Luzmarina Larez Valle de Challouf to thoroughly examine the property. The inspector took about 2 hours to go through the house, checking every room, the roof, foundation, electrical systems, plumbing, HVAC, appliances, etc. She was very detailed and methodical in his inspection. Thankfully, she didn't uncover any major red flags or deal breaking issues. The home is over 40 years old but has been nicely maintained. The inspector found a handful of minor repairs needed - electrical wiring in the electrical panel. These were all affordable fixes that gave me a safe feeling. Overall, I felt the inspection was worthwhile for peace of mind. Having an expert like Luzmarina Larez Valle De Challouf from Central Florida Building Inspectors examine the property gave me confidence that I understood exactly how safe and secure my home was. I'd recommend all homebuyers invest in a quality inspection by CFBI. Thank you again Luzmarina Larez Valle de Challouf *****

Excellent Home Inspection Service! Mr. Bryon Borchardt from the CFBI (Central Florida Building Inspectors) did a home inspection for me several days ago. I did not immediately do the review but instead choose to wait about one week later to write it. Between the reviews that based on immediate reaction versus the one that is sincere and with careful thought, I go with the latter. Bryon's professional knowledge and thoroughness is beyong comparison. He demonstrated the utmost professionalism throughout the entire process. He was well-prepared and his friendly demeanor and willingness to answer any questions I had put me at ease from the beginning. I would not hesitate to work with him again. During the inspection, Bryon showed an impressive level of knowledge and expertise in his field. He meticulously examined every aspect of the property, from the roof down to the foundation. He explained his findings in clear and understandable terms. One of his standout qualities was his attention to detail. Bryon didn't rush through the inspection but instead took the time to thoroughly assess each area, even uncovering minor issues that a normal inspector would just simply ignore. His commitment to delivering a thorough inspection impressed me from day-one. Following the inspection, Bryon promptly provided me with a detailed report that was both comprehensive and easy to follow. The report included clear descriptions of all findings, along with supporting photographs, which made it easy to understand the areas that needed attention. Thanks to his thorough and meticulous inspection, I wholeheartedly recommend Mr. Bryon Borchardt to anyone in need of a reliable and skilled home inspector from CFBI.

I had used CFBI for my new home inspection and contacted for my year inspection. Same quality and professionalism as the first time. Eric was very thorough and explained everything he found and the reasons it needed to be addressed. The report was sent to us the afternoon of the inspection. I would definitely be using this company in the future if needed and will recommend them as well!
