Pre-Drywall Inspections

Discover costly builder errors before the drywall covers them up.

Why do i need a pre-drywall inspection?

When building a new home, every phase of construction is critical — but few are as important or often overlooked as the pre-drywall inspection. Conducted after framing, plumbing, electrical, HVAC, and insulation are installed but before drywall is hung, this inspection offers a unique opportunity to assess the internal structure of the home before it’s sealed behind walls.

Skipping a pre-drywall inspection can mean missing serious construction defects that won’t be visible once walls are in place. Whether you’re a homebuyer, builder, or investor, this inspection adds an extra layer of protection and quality assurance to your new construction project.

It’s a smart, proactive step that can save time, money, and frustration down the road — and it ensures your new home is built on a foundation of excellence from the inside out.

What is a pre-drywall inspection?

A pre-drywall inspection is a type of construction phase inspection performed before the drywall goes up. It allows our licensed inspectors to evaluate the quality, safety, and accuracy of what’s been installed so far. This includes the structural framing, electrical wiring, plumbing lines, ventilation ducts, insulation placement, windows and door framing, and more.

Once the drywall is installed, these components are no longer visible, making it difficult to spot potential issues without invasive work later on.

Items checked during a pre-drywall inspection:

  • Foundation
  • Grading around home
  • Plumbing
  • Electrical
  • HVAC
  • Ducting
  • Roof
  • Framing
  • Windows & Doors
  • Exterior walls/sheathing

Why choose CFBI for your pre-drywall inspection?

During the course of building a new home, many things can go wrong and that is why we at CFBI recommend conducting a pre-drywall installation inspection. This service is performed after the rough plumbing, electrical, HVAC, framing and roofing installation. This allows us the opportunity to check for defects before they are covered up by insulation and drywall. This is an in-depth inspection which will require substantially more time than a typical home inspection.

All CFBI pre-drywall inspections include a blueprint review to ensure the builder is following the plans and items are being installed in the correct manner. Sometimes, things get missed so it is imperative to evaluate and repair them before the drywall will cover them up.

Every CFBI inspector is certified and trained in pre-drywall inspections and will perform a thorough top to bottom inspection to identify areas of deficiencies. We will take photos of any issues and will include them in a detailed report like seen here: sample report

Z

Catch Problems Early:

It’s much easier (and cheaper) to correct errors or substandard work before the walls are closed up. For instance, if plumbing lines are misaligned or electrical boxes are improperly mounted, these can be corrected before causing costly problems.

Z

Ensure Code Compliance:

Inspectors check that all mechanical systems meet local and national building codes. This helps prevent delays in the project and ensures the home passes final inspections later.
Z

Confirm Structural Integrity:

The framing and support systems are reviewed for proper construction. An inspector will check for things like over-spanned beams, insufficient fastening, or incorrect stud spacing — issues that could compromise long-term safety and stability.
Z

Improve Quality Assurance:

With a pre-drywall inspection, builders are held accountable for quality. Knowing an inspection is scheduled encourages tradespeople to deliver more precise work.
