Visual moisture inspection

Our moisture inspection includes a thorough visual evaluation for mold or fungal growth and indicators of hidden mold problems. We use radio-wave moisture meters in high-moisture areas and inspect the HVAC system and ductwork for microbial growth. Our Thermal Imaging Camera helps detect hidden moisture, potentially revealing mold.

Based on our findings, we may suggest mold sampling or recommend professional mold remediation for issues exceeding 10 sq. ft.

Mold testing and indoor air quality sampling

Air Quality Testing & Mold Spore Sampling:

We collect air samples inside the property and compare them with an outdoor sample to identify and quantify mold types and levels. These results, analyzed by a lab, help determine if remediation is needed.

Swab or Surface Sampling:

When mold presence is suspected or visible, we use swab or tape lift tests to confirm mold types. Lab analysis of these samples can be crucial for real estate negotiations and identifying mold sources.

Behind-the-Wall Cavity Air Sampling:

We sample air in wall cavities through small holes to check for hidden mold. This test requires property owner approval due to its invasive nature.

Odor (VOC) Sampling:

We screen for Volatile Organic Compounds (VOCs), including those from mold (mVOCs), to evaluate indoor air quality. Formaldehyde testing is also available. This testing is typically done by our sister company, Elite Mold Services.
